How to Prevent Your Pipes from Freezing This Winter: Tips from a Home Inspector

As a home inspector, one of the most common cold-weather issues I encounter is

frozen pipes. When temperatures drop, water in your plumbing system can freeze, expand, and even burst pipes, leading to costly repairs and potential water damage. The good news is that with some proactive measures, you can protect your pipes and avoid winter plumbing nightmares. Here are my top tips:

1. Insulate Pipes in Vulnerable Areas

Pipes in unheated areas like basements, crawl spaces, attics, and garages are especially susceptible to freezing. Use foam pipe insulation or heat tape to wrap these pipes and provide an extra layer of protection.


2. Seal Cracks and Openings

Cold air can sneak into your home through cracks in walls, windows, or floors near pipes. Use caulk or weather stripping to seal these gaps and prevent freezing drafts from reaching your plumbing.


3. Keep a Consistent Indoor Temperature

Even when you’re away, set your thermostat to a consistent temperature of at least 55°F. This keeps your home's interior warm enough to protect pipes from freezing, especially those located near exterior walls.


4. Open Cabinet Doors

If you have pipes under kitchen or bathroom sinks, open the cabinet doors to allow warm air to circulate around the plumbing. This simple step can make a big difference during especially cold nights.


5. Let Faucets Drip

Allowing a trickle of water to flow from faucets connected to vulnerable pipes reduces pressure in the plumbing system. This can help prevent freezing and bursting, as moving water is less likely to freeze.


6. Disconnect Outdoor Hoses

Drain and store garden hoses before freezing temperatures arrive. Shut off the water supply to outdoor faucets, and if possible, install frost-proof spigots or cover them with insulated covers.


7. Know the Location of Your Main Water Shut-Off Valve

In case of an emergency, such as a burst pipe, knowing where your main shut-off valve is located can save valuable time and minimize damage.


8. Consider a Professional Plumbing Inspection

A pre-winter inspection by a plumber or home inspector can identify vulnerable areas and recommend upgrades, such as installing freeze-proof pipes or improving insulation.
